Dallas-Fort Worth Metroplex

The Dallas-Fort Worth economy has proven durable in other economic downturns. The metro is typically among the first to show signs of recovery, and the long-term structural advantages in terms of economic development and demographics in north Texas remain intact. These factors have enabled the retail sector to recover relatively quickly compared to other parts of the country

Leasing

Leasing activity in Dallas-Fort Worth rebounded last year, running parallel with the local economic recovery. The outlook for Dallas-Fort Worth's retail market remains bright, thanks to the structural economic and demographic tailwinds found in the market.

Rent

Due to tepid construction and tightening space availability, rent growth is picking up momentum in Dallas-Fort Worth. Rent growth in the metroplex recovered in 2021 and is outstripping the national average through the third quarter of 2022.

Construction

Developers are adding space at a conservative pace in
Dallas-Fort Worth. Unlike the super-regional malls of decades past, most new retail projects are part of smaller centers and mixed-use developments, helping mitigate the risk of oversupply. Meanwhile, much of the focus lately has shifted from ground-up developments in outlying areas to renovating or repurposing assets along highly trafficked corridors.

Before the economic downturn, estimated annual sales volume typically landed between $4 million and $4.5 billion. Investors remain keen to pursue shopping centers anchored by essential retailers including grocery, hardware, and discount retailers.
